IIPR to Fund $245 Million Alewife Park Mezzanine Loan
The cannabis REIT said the loan is expected to yield 15.8% and add to its life-science diversification after a $270 million IQHQ commitment.
Innovative Industrial Properties, Inc. (IIPR) agreed to a $245 million mezzanine loan at Alewife Park, a life-science real estate asset. The company said the deal is expected to yield 15.8% and generate significant earnings accretion for shareholders.
The cannabis-focused REIT said the investment expands its commitment to diversify into the life-science sector, a shift it began last year with a larger financial commitment to IQHQ, Inc.
“We are pleased to further expand our life science portfolio through this investment for Alewife Park, which we believe will provide attractive risk-adjusted returns for IIP shareholders and significant accretion to our earnings,” said Alan Gold, Executive Chairman of IIP.
The company did not specify the loan’s term, covenants, or how the proceeds will be funded. The transaction is a further step in a diversification path that started with IQHQ, a life-science real estate platform with more than $5 billion in total assets.
In August 2025, IIPR announced a $270 million commitment to IQHQ, comprising a $100 million revolving credit facility and up to $170 million of preferred stock, with a weighted average interest rate expected to exceed 14% per annum. Gold called that deal the company’s first expansion outside of cannabis.
The initial IQHQ investment closed in October 2025 at $105 million, funded with cash on hand and draws from a revolving credit facility. Remaining preferred-stock commitments of up to $165 million were scheduled in tranches through the second quarter of 2027.
IIPR later said the IQHQ investment was fully funded as of June 2026, with the revolving credit facility carrying a 13.5% yield and the preferred stock a 15.0% yield. The company also received a right of first offer on certain future IQHQ asset sales.
Management has described the life-science work as a use of decades of combined experience in that sector, and the Alewife Park loan as another accretive deployment alongside the IQHQ platform.
