IIPR's AFFO Per Share Rises 7% From Second Quarter
Adjusted funds from operations were $54.8 million, or $1.96 a share, as the REIT booked $14.3 million of interest and other income.
Innovative Industrial Properties, Inc. (IIPR), a REIT focused on specialized industrial and life science real estate, reported adjusted funds from operations of $54.8 million, or $1.96 a share, for the three months ended September 30, 2026. The company said AFFO per share was up 7% from the second quarter.
Net income attributable to common stockholders was $28.7 million, or $0.99 a diluted share. Normalized FFO was $50.2 million, or $1.80 a share. The board declared a third-quarter dividend of $1.90 a common share, an annualized $7.60 a share, paid October 15.
Total revenues were $64.9 million, up 0.4% from $64.7 million a year earlier. The company said the increase was driven by higher revenue related to properties repossessed in the third quarter of 2026 through the application of security deposits, partially offset by lower rental revenue from property sales and lease terminations after the third quarter of 2025. It applied $3.8 million of security deposits on properties leased to The Cannabist and Parallel.
Interest and other income rose $9.9 million to $14.3 million from $4.4 million a year earlier. The company said the increase was primarily driven by $10.4 million of interest and dividend income related to financial investments in IQHQ, as well as interest on the seller-financed note from the May sale of a Perth, New York property. In October the company received repayment in full of the $49.0 million of that seller financing.
In September the company entered a $245.0 million mezzanine loan commitment to affiliates of IQHQ in connection with Alewife Park, a life science campus in Cambridge, Massachusetts, funding about $111.0 million at closing. The loan is expected to yield about 15.8% over its term, subject to a 14.0% floor, and matures in February 2028 with a one-year extension option. The remaining $134.0 million is expected to be funded through the fourth quarter of 2027, subject to certain funding conditions. The company also has an option to acquire up to an additional $155.0 million of mezzanine notes from another lender on the same terms. It funded $30.0 million of IQHQ Series G preferred equity in September. As of September 30, 2026, it had funded an aggregate of $300.0 million of its strategic investment in IQHQ, consisting of a $100.0 million revolving credit facility and $200.0 million of Series G preferred equity.
During the quarter the company terminated 16 leases totaling 1.2 million square feet and entered 6 leases totaling 604,000 square feet. Subsequent to quarter end it executed a new lease for its 270,000 square foot Saxton, Pennsylvania property, contingent upon cannabis license transfer approvals.
Payments received and security deposits applied from listed defaulted tenants totaled $11.6 million, or $0.41 a share, in the three months ended September 30, 2026. In August the company leased the prior PharmaCann New York property to Grown Rogue; in September PharmaCann surrendered the Pennsylvania property and two remaining Colorado properties, and as of September 30 all PharmaCann leases were terminated. In August the Washington lease with 4Front was terminated and replaced with a new tenant; three properties remained leased to 4Front, representing 7.1% of annualized contractual rent, with tentative arrangements for a 250,000 square foot Illinois asset and two Massachusetts assets totaling 124,000 square feet. Those arrangements are expected to go into effect at the conclusion of receivership proceedings, anticipated by year-end 2026 or early 2027. In July Parallel defaulted on two Florida leases and in August the company regained possession of both. In September the company regained possession of seven Cannabist properties; as of September 30 it leased 12 properties to Cannabist, representing 1.5% of annualized contractual rent. Battle Green assigned its lease with consent to an affiliate of Vireo, with amended terms and a Vireo Growth Inc. guaranty.
At September 30, 2026, net debt to total gross assets was 18.7% with $3.0 billion in total gross assets. Total liquidity was $142.4 million of cash and cash equivalents. Net debt to adjusted EBITDA was 2.1x.
Subsequent to quarter end the company completed an underwritten public offering of 2,167,500 shares of 9.25% Series B cumulative redeemable preferred stock at $25.00 a share for $54.2 million of gross proceeds, including a partial overallotment. It also executed a 90-day extension of its $87.5 million revolving credit facility, extending maturity to January 21, 2027.
