WhiteFiber Completes $60 Million Purchase of Two Yadkin County Industrial Properties for Data Center Development

The AI-infrastructure company closed a cash asset purchase of two industrial sites it plans to retrofit into NC-2 and NC-3 campuses near its Madison, North Carolina, flagship.

WhiteFiber, Inc. (WYFI), a provider of AI infrastructure and high-performance computing, completed a $60 million cash purchase of two industrial properties in Yadkin County, North Carolina, that it intends to retrofit into data center campuses designated NC-2 and NC-3.

The sites sit about 55 miles from WhiteFiber’s NC-1 campus in Madison, North Carolina. The company said the proximity lets it build on regional development experience, operating capabilities and relationships already established at NC-1.

The properties are expected to provide a combined minimum of 60 MW of initial gross utility capacity. The properties have the potential to support up to approximately 200 MW of combined gross utility capacity within seven years following closing, subject to confirmation and power availability. WhiteFiber is targeting initial ready-for-service capacity in late 2027, subject to customary development conditions.

The existing industrial infrastructure and surrounding land fit the company’s retrofit-first development strategy, which it said is designed to accelerate time-to-market and improve capital efficiency relative to traditional greenfield development.

Chief Executive Officer Sam Tabar said the company is engaged in advanced discussions with prospective customers and has received non-binding letters of intent with investment-grade credit support.

“We are building on our development and operating experience in North Carolina to meet strong customer demand across our portfolio. Our priority is to turn that demand into long-term contracts and develop capacity with the right customer and financing commitments in place. We look forward to working closely with local stakeholders as we develop these sites and being a responsible long-term partner to the community,” Tabar said.

The acquisition closed after a definitive agreement signed on August 16, 2026, through WhiteFiber’s wholly owned subsidiary Enovum Data Centers Corp. The company had previously said the transaction was expected to close in the fourth quarter of 2026.

In a release about a notes offering, Tabar said the financing materially enhanced liquidity and provided greater capital certainty as WhiteFiber finished the first phase of NC-1 and prepared for the next phase of colocation growth. Together with anticipated closing of proposed project-level financing for NC-1, the company said it expected to be positioned to initiate site preparation and place long-lead equipment orders on the timetable required to support a target of bringing more than 100 MW of additional capacity online across its development pipeline in 2027.

Advancing site readiness and procurement now, the company said, is intended to reduce schedule risk and position WhiteFiber to execute long-term leases with high-quality customers for that capacity during the fourth quarter of 2026.
