WhiteFiber to Buy North Carolina Industrial Properties in $60 Million Cash Deal

The company intends to use a retrofit-first development strategy to convert the industrial sites into AI data center campuses.

WhiteFiber, Inc. (WYFI) agreed to acquire two industrial properties in Yadkin County, North Carolina, in an all-cash transaction valued at $60.0 million.

The deal is expected to close in the fourth quarter of 2026, subject to customary closing conditions.

WhiteFiber intends to retrofit the properties into data center campuses to expand its footprint in North Carolina and scale its data center platform. The company said it is employing a retrofit-first development strategy to improve capital efficiency and accelerate time to market.

“This agreement is an important next step in scaling WhiteFiber’s data center platform,” said Sam Tabar, Chief Executive Officer of WhiteFiber.

The acquisition aligns with WhiteFiber's broader transition into an integrated AI infrastructure platform. The company previously acquired the NC-1 flagship campus in May 2025 and has since secured a 10-year, 40 MW colocation agreement with Nscale Global Holdings representing approximately $865 million in total contract value.

WhiteFiber has previously utilized a retrofit playbook to deliver facilities rapidly, such as the MTL-3 site, which was delivered in approximately six months. The company has estimated buildout costs for such retrofits at approximately $8 million to $10 million per gross MW.

The company continues to evaluate retrofit acquisition opportunities where power access and customer demand align with its speed-to-market objectives. WhiteFiber currently maintains a data center pipeline of approximately 1.5 GW.
