AMH Raises 2026 Core FFO Guidance Again

The single-family rental REIT lifted its full-year Core FFO midpoint to $1.97 a share after third-quarter rents and other single-family property revenues rose 4.1% to $498.1 million.

American Homes 4 Rent (AMH), a large-scale owner, operator and developer of single-family rental homes, raised the midpoint of its full-year 2026 Core FFO guidance a second consecutive time, to $1.97 a share and unit, implying 5.3% growth from the prior year.

The company said the $0.02 increase reflected modestly better Same-Home core revenues, lower core property operating expenses—primarily from lower-than-expected property tax expenses—and stronger Core NOI from newly delivered homes.

Rents and other single-family property revenues rose 4.1% year over year to $498.1 million in the third quarter, faster than the 2.8% increase recorded in both the first and second quarters. The company said revenue growth was primarily driven by higher rental rates.

Core FFO attributable to common share and unit holders was $0.50 a share and unit, up 7.4% from a year earlier. Adjusted FFO was $0.45 a share and unit. The company said the Core FFO improvement was primarily attributable to growth in Core NOI from the total portfolio, with the per-share increase further helped by lower share counts from buybacks.

Core NOI from the total portfolio increased 5.3% to $278.4 million, compared with 4.3% growth in the second quarter. That growth was driven by a 3.6% increase in core revenues, primarily from higher rental rates, partially offset by a 0.3% increase in core property operating expenses.

Same-Home results were more modest. Core NOI from Same-Home properties increased 2.5% to $246.0 million. Same-Home core revenues rose 2.3% to $371.1 million, driven by a 2.4% increase in Average Monthly Realized Rent per property, partially offset by a 30 basis point decrease in Average Occupied Days Percentage. Same-Home core property operating expenses increased 1.8% to $125.2 million, primarily from higher repairs and maintenance and turnover costs, net.

Same-Home Average Occupied Days Percentage held at 96.0%, matching the second quarter. Blended rate growth was 2.6%, with lease spreads of 3.3% on renewals and 1.0% on new leases. October leasing remained seasonally strong, the company said, with the same 96.0% occupancy, 3.3% renewal growth and 0.1% new-lease growth.

Net income attributable to common shareholders was $82.3 million, or $0.23 a diluted share, compared with $99.7 million, or $0.27 a diluted share, a year earlier. The company said the decrease was primarily due to lower net gains on property sales and lower other income and expense, net, partially offset by rents exceeding the increase in total expenses.

The AMH Development Program delivered 498 newly constructed homes in the third quarter, down from 651 in the second quarter. As of September 30, the company owned 60,626 single-family properties excluding those held for sale, up 144 homes from June 30. That increase included 387 newly constructed homes delivered to the operating portfolio, partially offset by 243 homes identified for sale.

The company repurchased and retired 2.4 million Class A common shares in the third quarter at a weighted-average price of $31.39, for a total of $75.0 million. It generated $47.5 million of Retained Cash Flow and sold 291 properties for $94.0 million of net proceeds. Cash and cash equivalents were $71.0 million. Total outstanding debt was $5.2 billion, with a weighted-average interest rate of 4.5% and a weighted-average term to maturity of 7.3 years, including $420.0 million drawn on a $1.25 billion revolving credit facility.

Full-year 2026 Core FFO guidance now ranges from $1.96 to $1.98 a share and unit. Same-Home Core NOI growth guidance midpoint was raised to 2.80% from 2.40%, Same-Home core revenues growth midpoint to 2.40% from 2.25%, and Same-Home core property operating expenses growth midpoint was cut to 1.60% from 2.00%. The investment program was unchanged: 1,300 to 1,500 wholly owned development deliveries and 400 to 600 joint-venture deliveries, for total gross capital investment of $650 million to $850 million.
