MAA Cuts 2026 Earnings Outlook After Occupancy Build
The apartment REIT now sees full-year diluted earnings of $3.61 to $3.73 a share, down from a prior midpoint of $4.08, after third-quarter Core FFO of $2.10 a share.
Mid-America Apartment Communities, Inc. (MAA) cut its full-year 2026 earnings outlook after third-quarter Core FFO of $2.10 a share, as the company said it was still building occupancy and that new-resident pricing arrived later than expected.
The apartment REIT now expects full-year diluted earnings of $3.61 to $3.73 a share, versus a prior range of $3.96 to $4.20 with a $4.08 midpoint. Core FFO guidance moved to $8.43 to $8.55 a share from $8.41 to $8.65, and Core AFFO to $7.40 to $7.52 from $7.38 to $7.62.
President and Chief Executive Officer Brad Hill said third-quarter Core FFO met expectations as occupancy was built through the quarter and expense management remained disciplined. He said the revised forecast reflects higher interest rates and new-resident year-over-year pricing improvement occurring about a quarter later than expected, affecting blended pricing and occupancy.
Same Store effective blended lease-rate growth was 0.4% in the third quarter, a 10-basis-point improvement over the year-earlier period, after 0.7% growth in the second quarter. Renewal lease pricing rose 80 basis points year-over-year to 5.3%. Effective new-lease rate growth was -6.0%.
Same Store NOI declined 1.8% year-over-year in the third quarter, with revenues down 0.4% and expenses up 2.0%. Average effective rent per unit was $1,691. Average physical occupancy was 95.3%. Consolidated interest expense was $54.6 million.
Hill said that with stable occupancy and strong market absorption, October new-resident lease pricing improved from September, counter to the normal seasonal pattern, producing the year’s first year-over-year improvement in new-resident lease-over-lease pricing. He said October blended pricing accelerated more than 100 basis points year-over-year and that the company remains optimistic pricing trends will grow increasingly positive into the new year.
MAA expects Core FFO for the fourth quarter of 2026 of $2.12 to $2.24 a share, or $2.18 at the midpoint.
