Onity Swings To Loss After Two Profitable Quarters

The mortgage servicer reported a $13 million second-quarter loss and said it expects annual adjusted returns at the lower end of its guidance range.

Onity Group Inc. (ONIT), the non-bank mortgage servicing and lending company, swung to a second-quarter loss after profits in the two preceding quarters and steered its annual return outlook toward the bottom of an already reduced range. Record mortgage originations and continued servicing growth did not prevent the earnings reversal, which partly reflected portfolio repositioning costs and unfavorable asset valuation changes.

The earnings trajectory had weakened since the final quarter of 2025, when a $126 million profit included the release of a $120 million deferred tax valuation allowance. First-quarter profit was $7 million. The latest quarter included $9 million in pre-tax costs related to the reverse-asset sale and legacy subservicing transfer, plus $24 million in unfavorable asset fair value changes. Those charges accompanied the completion of actions that management said were intended to simplify the business and improve profitability.

Onity also changed how it calculated adjusted earnings, making the distinction between reported and adjusted performance consequential. Under the revised method, second-quarter adjusted pre-tax income was $14 million, matching the restated first-quarter figure of $14 million. Under the previous method, the latest quarter would have produced a $5 million adjusted pre-tax loss. The new calculation excluded additional mortgage servicing rights valuation effects associated with collateral changes, including delinquency status, borrower escrow payments and loan aging. The change responded partly to investor requests to simplify the presentation.

Revenue growth also eased. Second-quarter revenue rose 15% year over year, following 18% growth in the first quarter, and reached $283 million. Servicing and subservicing fees contributed $229.3 million, accounting for most of the total. Net gains on loans held for sale were $29.4 million, while net gains on reverse loans and related Home Equity Conversion Mortgage Backed Securities borrowings were $3.8 million. These revenue streams accompanied the company's servicing and lending operations, which continued adding mortgage volume during the quarter.

Total servicing additions reached $42 billion, against $28 billion in the first quarter. That included quarterly record originations of more than $15 billion. Onity ended June with $341 billion in servicing unpaid principal balance. The additions showed that the company continued bringing mortgages onto its platform while also transferring legacy servicing away. The record originations gave its lending operation a larger volume base, although the company still reported a consolidated loss for the quarter.

The reverse-asset transaction moved from a pending initiative to a completed sale. Onity sold approximately 80% of its reverse mortgage servicing rights, measured by fair value at June's end, to Finance of America Reverse and received approximately $77 million in net proceeds. Chief Executive Glen Messina said the portfolio repositioning was intended to increase strategic flexibility and sharpen the company's focus. The sale completed a step that remained subject to regulatory approval when Onity reported its first-quarter results.

The legacy servicing transition also advanced. During the first half of 2026, Onity transferred approximately $22 billion of Rithm servicing unpaid principal balance, leaving $8 billion. The company expects $4 billion of that remaining balance to transfer, subject to consents. Separately, first-half subservicing additions totaled $35 billion. Those additions and outgoing transfers described the portfolio's changing composition, rather than simply an expansion of its existing business.

For 2026, adjusted return-on-equity guidance remains 10%-15%, but the company expects results at the lower end because of persistent geopolitical instability, inflation and market volatility. That followed the first-quarter reduction from the original 13%-15% range. Onity reaffirmed its other operating guidance, including servicing portfolio growth of 5%-15%. Its latest outlook therefore retained the growth target while narrowing expectations for the returns that growth would deliver.
