Starwood Property Trust Earnings Slide on Corporate Segment Loss
GAAP profit at Starwood Property Trust fell to $0.01 a share in the second quarter, down from $0.38 a year earlier, even as the real estate finance company deployed a record $2.5 billion of capital.
Starwood Property Trust (STWD), the commercial real estate finance company, reported GAAP earnings of $0.01 a share for the second quarter of 2026, extending a four-quarter decline from $0.13 in the first quarter, $0.26 in the fourth quarter of 2025 and $0.38 a year earlier. Net income attributable to the company fell to $6.6 million, down from $51.9 million in the prior quarter and $129.8 million in the second quarter of 2025.
The decline traced almost entirely to the company's Corporate segment, which posted a $175.7 million pre-tax loss attributable to STWD in the quarter. That loss outweighed positive contributions from Commercial and Residential Lending, which earned $133.9 million, Infrastructure Lending, which earned $26.1 million, and Investing and Servicing, which earned $24.5 million. The Property segment, which had contributed positively to distributable earnings in prior quarters, swung to a net loss of $2.2 million for the period. Over the first six months of 2026, the Corporate segment's distributable-earnings loss reached $271.7 million, weighing against gains across the lending segments.
Distributable earnings, the metric the company emphasizes for dividend coverage, held closer to flat: $0.40 a share in the second quarter versus $0.39 in the first quarter, though down from $0.42 in the fourth quarter of 2025 and $0.43 a year earlier. Six-month distributable earnings totaled $298.8 million, or $0.78 a share.
Starwood accelerated capital deployment even as GAAP earnings deteriorated, investing $2.5 billion in the quarter and $6.7 billion cumulatively through July, ahead of the $2.5 billion invested in both the first and fourth quarters and the $3.2 billion invested in the second quarter of 2025. Total assets reached a record $31.8 billion as of June 30, up from just over $31 billion three months earlier and over $27 billion a year prior. Cumulative capital deployed since inception rose to $120 billion, from $117 billion in the first quarter and $108 billion a year earlier.
Credit costs stayed elevated. The company recorded a $30.2 million net credit loss provision in the quarter, up from $28.4 million in the third quarter of 2025, with $29.8 million of the total concentrated in Commercial and Residential Lending. Starwood plans to resolve nearly $900 million of underperforming assets by the end of 2026 or shortly after, a target not previously quantified in its releases.
The company also took steps to reshape its balance sheet, executing $2.1 billion of corporate debt transactions during the quarter that extended the weighted average maturity of its corporate debt to 3.7 years and lowered its cost of funds. The anchor release did not repeat the liquidity figures that headlined prior quarters, which had cited "Record Liquidity of $2.2 Billion" in the third quarter of 2025 and "Current Liquidity of $1.4 Billion" in the fourth quarter.
Starwood disclosed $30 million of common share repurchases in the six months ended June 30, its first mention of buyback activity in the four most recent quarterly releases.
