Extra Space Storage Raises Full-Year Guidance as Revenue Growth Accelerates

The self-storage operator increased its 2026 annual Core FFO guidance range to $8.25 - $8.40

Extra Space Storage (EXR) reported a rise in core funds from operations and an acceleration in same-store revenue growth for the second quarter of 2026.

The results marked a trajectory shift for the self-storage provider, as key operating metrics showed a steady climb from the previous two quarters. This momentum led the company to raise its full-year financial outlook and increase its planned acquisition spend.

Core FFO per diluted share rose 4.9% year-over-year to $2.15. This represented an acceleration from the first quarter of 2026, where the metric rose 2.0% year-over-year to $2.04.

Same-store revenue growth reached 2.4% year-over-year in the second quarter. The figure climbed from 1.7% in the first quarter and 0.4% in the fourth quarter of 2025. Same-store occupancy also improved to 94.2% as of June 30, 2026, up from 93.0% on March 31 and 92.6% on December 31, 2025.

Profitability gains were supported by a shift in cost management. Same-store NOI growth increased to 3.5% year-over-year, compared to 1.2% in the first quarter and 0.1% in the fourth quarter of 2025. This was aided by a 0.5% year-over-year decrease in same-store expenses, reversing a trend of increasing costs that saw expenses rise 1.1% year-over-year during the preceding six-month period.

Extra Space Storage raised its 2026 annual same-store revenue growth guidance to 1.00% - 2.00% from a prior range of (0.50)% - 1.50%. The company also raised its annual same-store NOI growth guidance to 0.50% - 2.50% from a prior range of (2.25)% - 1.25%, while lowering its same-store expense growth guidance to 1.00% - 2.00%.

To support growth, the company increased its 2026 annual acquisition guidance to $300 million from a prior estimate of $200 million. Its third-party management platform grew to 1,964 stores as of June 30, 2026, compared to 1,916 stores as of March 31.

On June 24, 2026, the company issued $550.0 million of 4.90% unsecured senior notes due 2032.
